How to Prepare Your New Mexico Home for Winter

Winters in New Mexico tend to be mild, but that’s no guarantee. The weather around the country is becoming more unpredictable, and even areas not typically known for harsh winters are getting colder than usual weather. Just look at the problems Texas has been having!
 
So as winter approaches, it’s a good idea to be sure your New Mexico home is properly prepared – particularly if you’re looking at selling it through real estate listings in the spring. Protecting your home now can mean better prices and faster sales in a few months!
 

Four Tips to Winterize Your New Mexico Home

1. Get your HVAC system checked out

If your NM home has a heating system, it probably doesn’t get used much – which could be a problem if you really need it! It’s a good idea to have your HVAC system inspected and verified once a year. It’ll also help you save money on heating and air conditioning!
 

2. Verify seals and insulation around your doors and windows

Door and window seals are some of the first to fail as a home gets older, which means they start leaking air to the outside world. Check the seals and insulation before it gets cold, or these could become another money-waster in addition to making your home look poorly maintained when showing it for sale.
 

3. Trim your trees and clean your gutters

If any trees overhang your home, they need to be trimmed back. Branches can do a lot of damage to the sides of a house and roofs. At the same time, be sure to clean out the gutters on your roof. They can easily get clogged with autumn leaves, pinecones, and other debris. This makes your roof more vulnerable to snow or rain damage if the weather turns bad, as clogged gutters will prevent precipitation from draining away.
 

4. Have your fireplace cleaned

If you have a fireplace, it’s almost certainly gone unused for most of the year, which means the chimney is going to be dirty. Hire a chimney sweep to ensure it’s clear and clean before trying to fire up the fireplace. Also verify the chimney cap is in place and in good condition. Otherwise, it could let in wildlife looking to escape the cold.
